Madera Vista Financial Information
Every fall, Madera Vista’s Board prepares an annual budget based on our anticipated expenses for the coming year. Once approved, this budget is used to determine the amount of dues we will assess our residents. Typically, almost half of our annual budget is for house painting. Unlike most HOA’s in Green Valley, the exteriors of Madera Vista homes (not including roofs) are painted on a seven year cycle and paid for from the dues we collect. We feel this is the most effective way to keep our community looking “fresh” and clean. Landscaping services for our common areas typically account for about a fourth of our annual expenses. Most of the remaining 25% of our annual expenses covers a variety of costs incurred in the day-to-day operation of the Association. (Please note that Madera Vista in on a fiscal year accounting and tax basis that runs from February 1st through the following January 31st.)
Apart from the expenses we expect to incur in the coming year, there is a different, significant expense we expect to incur in future years; we just don’t know exactly when and exactly at what cost. That is for the maintenance and perhaps eventual replacement of the HOA streets we own. To plan for this future expense, we have created a Reserve Account …a “rainy day fund”… to cover all or most of these future costs, hopefully eliminating or greatly reducing the need to charge our residents a large, one-time assessment in the future.
